Located at 2515
McKinney at Fairmont, the project was a joint venture between J.L.
Williams and Randy Heady. The 17 -story, 177,000 square foot office
tower was completed in October 1985. The polished granite structure
occupies the site of the noted Chateaubriand Restaurant, a local
Dallas landmark for years. The garage is unobtrusively incorporated
within the second through the seventh floors of the tower, allowing
for the normally least desirable second floor to become the highly
desirable eighth floor.
The Heady team
worked with Harwood K. Smith on project design. Heady coordinated
arranging of financing, supervised construction, leasing, all tenant
finish and management of the project.
In 1987, Mr.
Williams and Mr. Heady sold the project to C. Itoh & Company
for $25,000,000, approximately $140 per square foot.
