New Allen office project lands health firm as first tenant

Allen Tech Hub on U.S. Highway 75 is a project of developer Heady Investments.

A new Allen office project has scored its first tenant.

Salience Health is taking 9,000 square feet in the Allen Tech Hub on U.S. Highway 75 adjacent to the Watters Creek Village shopping center. Salience Health operates three clinics in Plano and McKinney for depression and anxiety treatments.

The four-story, 105,000-square-foot speculative office building is a project of Plano-based Heady Investments. The developer just completed the building, which broke ground in 2021.

“Since the opening of Tech Hub, we have been pleasantly surprised with the overwhelming support from not only prospective tenants, but the city of Allen and the brokerage community,” developer Sayres Heady said. “We are seeing a drastic increase in prospective activity, especially for this market cycle.

“We believe that the determining factors are a combination of multiple walkable restaurants, high visibility on U.S. 75 and perfect highway access off of Bethany Drive.”

Heady said the developer is working with more than 40,000 square feet of additional tenants for the building.

The project was designed by ANPH Architects, and Henry Building and Engineering was the general contractor. Texas Bank and Trust financed the building.

Allen Tech Hub is just south of the Watters Creek shopping center, which is owned by Dallas-based Charter Holdings.

Trent Smith and Sam Carrell of Mohr Partners negotiated the Salience Health lease with Heady Investments.

Allen Tech Hub is one of two new projects in the city developed by Heady Investments. The real estate firm is also building Prodigy Park, a 160,000-square-foot office and industrial campus on State Highway 121. The new business park will house an 80,000-square-foot headquarters for Omnilife USA.

Heady Investments is one of North Texas’ most experienced developers. The company has completed multiple projects in Plano, is building a mixed-use development in Frisco and constructed an office and distribution building in McKinney for KVP International.
